Landis Communities to offer loft-style apartments in downtown Lancaster to those over age 55

Lancaster -- Landis Communities, the umbrella organization operating Landis Homes Retirement Community in Lititz, plans to create a 36 unit rental complex designed for active adults, aged 55 and older. The effort, named Steeple View Lofts, will bring city loft rentals to those wanting to live in the heart of Downtown Lancaster. Plans call for construction to begin in Spring 2012 with occupancy aimed for a year following.
Landis Communities will lease the building, at 118 North Water Street, from new owners Zamagias Properties, headquartered in Pittsburgh, who are purchasing the building from its previous owners.
The apartments will feature one and two bedroom units with a goal of providing comfortable finishes in the apartments and common areas on each floor. The building earlier served as a tobacco warehouse and manufacturing facility and many architectural features will be kept in the space, making it very attractive and unique. In addition to the residential rental units, the first floor will be developed as retail space easily accessible to both residents and the general public.
“During our strategic planning, we contacted many stakeholders.” said Landis Communities President/CEO Larry Zook. “We asked them about our strengths and potential for improvement. One strong theme was to develop urban active adult living options in Lancaster City. These loft apartments, which do not require an advance fee, are our first step in this effort.”
One tenant in the retail space will be Landis At Home, a licensed Home Care agency offering personal care and support services to persons in their homes. It will be available to residents of Steeple View as well as being able to schedule home visits within a 15 mile radius.
Zook went on to say, “We are excited about being present in Downtown Lancaster. We have been meeting with many individuals and organizations and are very excited about the positive feedback we are receiving about this effort. Our board has asked us to consider creative partnerships to make these efforts happen and this certainly is a result of that directive. From the folks at James Street Improvement District to Mayor Gray and other city officials and Downtown merchants, we have made great connections and look forward to having a strong presence in Lancaster for years to come.”
